Once construction starts, our building process ensures the highest quality while minimizing change orders and cost overruns, and allows your building experience to run smoothly from start to finish!

The Pre-Plan Phase

Step 1:
Initial Sterling Consultation

Initial meeting with the Client and the Client’s realtor

Step 2:
Home Site Selection or Orientation

Here we discuss the elements critical to selecting the perfect lot

Step 3:
Lot Purchase or Evaluation

At this point we are ready to select the lot

Step 4:
Initial Meeting with Architect / Designer

We meet with the Architect / Designer at the homesite

The Plan Phase

Step 5:
Conceptual Plan / Review

The Conceptual Plan is a 1:10 scale drawing

Step 6:
Preliminary Plan / Review

The Preliminary Plan is 1/4″ scale drawings

Step 7:
Finalize Preliminary Plan & Specifications

Now we meet twice to review the plan for any modifications

Step 8:
Price Preliminary Plan & Specs

Sterling prices the house within three days

The Contract Phase

Step 9:
Sign Contracts & Pre-Construction

It’s time to form an agreement

Step 10:
Documents to Lender / Appraiser

Now it’s time to get the financing finalized

Step 11:
Complete Construction Drawings

Now it’s time to engage the Architect / Designer to complete the plans

Step 12:
Permitting Process / City Acceptance

Now we get approvals from city / government entities

Step 13:
Close Interim Construction Financing

With plans & approvals in place it is time to close interim financing

Step 14:
Pre-Construction Meeting

We meet with the customer to present their Sterling Cookbook™

The Construction Phase

Step 15:
Lot Clearing

Now construction begins, we start by clearing the lot

Step 16:
Foundation

The foundation stage is critical to the final quality of your home

Step 17:
Framing

Now it’s time to put sticks in the air, framing begins

Step 18:
Mechanicals

Now we add mechanical elements of the home

Step 19:
Wall Finishes

At this point your home really starts to take shape

Step 20:
Interior Finishes

The Interior Finishes stage includes cabinets, doors, and flooring

Step 21:
Fixture Installations

Now we finish out the home by installing all fixtures

Step 22:
Completion

Final steps before we turn the home over to you
