Recently I had the opportunity to address a large group of Real Estate Professionals and the topic of selecting a custom homebuilder came up. One Realtor shared his unique method for helping clients choose a builder. First, he says, I help my client create a short list of custom builders who are currently building in the area and in the price range they desire. I then help my client narrow down that list based on factors such as reputation, quality, etc. Finally, I pull out an old phone book from about 10 years ago. I turn to the “Home Builder” section and we search to see which of the builders on our short list have actually been building homes in this area since then.
When you think about it, it actually makes good sense. Some builders like to say that they’ve been in business for a long time, but have they been in and out of business several times? Have they changed their name due to financial issues? Will they be there for you not only to complete your project, but also to provide the service you expect in the years to come? Have they made the sacrifices and tough decisions that a longstanding, successful company must make to thrive over a long period of time, through several difficult economic cycles?
