Currently Available Homes

Love what Sterling builds but don’t want to wait through a full custom build? While we’re almost exclusively a custom home builder, we occasionally complete a select number of homes and make them available for purchase exactly as built, with the same craftsmanship, materials, and attention to detail as every custom Sterling home.

Why Buy a Sterling Move-in Ready Home

A Sterling move-in ready home is built with the same engineering standards, material specifications, and exquisite finish-level detail as a fully custom Sterling home, simply completed ahead of a buyer rather than designed alongside one. That means you get Sterling’s full construction quality on a faster timeline, with the ability to walk the finished space, see exact finishes in person, and move forward without a wait.

These homes are typically located in the same established Hill Country communities where we build custom homes, like Lakeway, Rough Hollow, Spicewood, and similar neighborhoods, so you’re getting Sterling quality in a setting we know well.

Currently Watching for a Build Instead?

If nothing here fits and you’d rather design a home around your own needs from the ground up, that’s most of what we do. Browse homes we have under construction right now to get a feel for our current work, or explore available lots if you don’t yet have a home site.

We build custom homes, but we need lots to build them on. If our clients don’t come to us with a lot we often have some in the communities where we build. Click below to see our current inventory on home sites.

At the moment, Hilltop Haven at 108 Montana Del Oro Way in Lakeway is our only completed, move-in ready home for sale. Because Sterling is primarily a custom builder, an opportunity like this is rare. Contact us to be notified when new move-in ready homes become available in the future, or ask about our current building schedule.

Once a home is complete, structural and major design elements are generally fixed, but there may be flexibility on certain finish selections depending on the stage of the sale process. Reach out to discuss what’s possible for a specific home.

Most Sterling clients do exactly that. If you’d like to design a home from scratch, start by exploring our building process, browsing available lots, or contacting our team directly.

It varies. We build homes selectively, often in connection with home shows or specific market opportunities, so availability changes throughout the year. Check this page periodically, or contact us directly to ask about upcoming availability.

Yes. Every home we build, whether custom-designed for a client or not, goes through Sterling’s same engineering review, construction oversight, and final walkthrough process.
