Price Per Square Foot

As long as we’ve been serving the Austin area, there seems to be one question that surfaces nearly every time we meet a new client – what is your price per square foot?

That is a dangerously loaded question for several reasons:

1) We can answer that question based on historical data, but we’d just be quoting a number that is based entirely on the budget and desires of our past clients. Each project is different, each community has unique requirements and the specific lot characteristics will play a large role in the overall cost of the project. So while this may be the most accurate answer, it may not apply to the needs and budget of the new client.

2) The design of the home also plays a major role in the cost of the structure. As you can imagine, a boxier layout with second floor square footage maximized will result in a lower price per square foot than a sprawling one story plan that has additional slab and roof costs.

3) Level of finish-out and additional amenities can add significant dollars to the project, which when divided by the livable square footage results in a higher price per square foot. Imagine a home with extensive Outdoor Covered Living spaces, large Upper Terraces, opulent Swimming Pool/Spa, Sport Court, Gated Entry, Imported Italian Tile flooring, Elevator, Eight Car Garage, etc. All these items add to the cost but do not increase the livable square footage – so the price per square foot again is skewed.

Until your builder understands your lot characteristics, floor plan layout, materials and finishes of your project, there is no way he can accurately quote you a price per square foot. So beware of builders who will jump out and quote you a low number to gain your business, only to deliver the bad news later in the process.
