Part 1 of this series discussed the Initial Sketch stage of the Sterling Custom Homes’ plan process. If you missed the article, you can view it by scrolling down to the previous blog. Today, we move forward to stage II in the custom home building process, the Preliminary Plan phase.

Once the Initial Sketch is approved, it is re-sized to ¼” scale. This is the plan version that gives us the ability to gain accurate quantities for flooring, cabinetry, countertops, etc. We are then able to walk the client through the plans room by room using our proprietary 40 page Specifications program. Utilizing drop-down menus with pictures and website links, this system guides the client through every detail of every room and facilitates decisions such as flooring, counter tops, texture, crown molding, lighting, plumbing fixtures, cabinets/built-ins and many more particulars of their home. The Specifications process with Sterling is a very accurate and meticulous exercise; however, it is essential for pricing accuracy.

When the Specifications are completed, Sterling Custom Homes can then generate a preliminary price based on the client’s personal choices. The four page Cost Sheet itemizes the detailed cost components of the project and provides the client a clear picture of where they are spending their money. Plan or Specification changes are easily handled at this stage and re-pricing various alternatives can be accomplished in a matter of a few minutes.

Stage II is a very exciting step in the process for the client as they are able to design the inside of their home with great detail. The client is now able to space plan in each room using furniture cut-outs and gain an idea of room size and functionality. In addition to the ¼” floor plan, the Preliminary Plan includes drawings of the front elevation and site plan with topographic overlays showing the house situated on the lot.

Stay tuned to this blog as we share the remaining stages in “The Evolution of Your Plan.”
